Project Brief:
Khanjra International Foods commissioned the construction of a new 50,000ft2 high bay warehouse with 10,000ft2 office space together with associated external works, drainage and landscaping.
The objective was for the client to able to turn the key to a high specification warehouse and office unit which adequately provided for all aspects of the client’s service provision. The timetable was strict and the client wanted cost certainty from the start.
The project principles were that the project be delivered in a collaborative manner with all parties working toward the successful completion of the works.
Glovers acted as Employers Agent and were responsible for contract administration, monthly valuations and compliance with specification.
Project Outcome:
Contractor and material selection was on a VFM basis rather than lowest cost. This was managed by extensive consultation and VFM audits at the start of the project.
The client wanted minimum risk exposure – a Risk Register was set up and regularly monitored and updated with mitigation measures where possible.
There was a need to rationalise the internal layout of the warehouse to make best use of the space whilst still meeting the client requirements. This was done through consultation with the contractor to ensure minimum cost exposure for the client.
The client was to obtain the best value for money for his project. This was achieved by maintaining a constant dialogue between client, consultants and contractor so that decisions were made collaboratively rather than adversarially.
